Notarized Investigative Affidavits

When my investigative work needs to hold up in court, I notarize it myself — same investigator, same file, no handoff to an outside notary.

Overview

Most investigators hand a signed statement to an outside notary and hope the paperwork comes back clean before a filing deadline. I don't. As a Florida-licensed private investigator (Class “C”) and commissioned Florida Notary Public, I take the sworn statement and notarize it in the same sitting — one investigator, one signature, no gap where a document can go missing or get challenged on a technicality.

This service is for attorneys who need a witness affidavit that will survive a deposition, other investigators and process servers who need a notarized statement without outsourcing it, and individuals or families who need an investigative finding — an infidelity report, an asset search, a background check — put into a sworn, notarized form for a divorce, custody, probate, or civil matter.

What's Included

  • Sworn witness statements and jurats taken during an active investigation
  • Surveillance affidavits (workers' comp, infidelity, custody, insurance claim investigations)
  • Investigative findings affidavits — due diligence results, asset searches, background checks put into sworn form for a filing
  • Heirship and skip-trace affidavits for probate and estate matters
  • Affidavits of diligent search and inquiry (for service by publication)
  • Proof-of-service affidavits for process serving
  • Chain-of-custody attestations for digital or documentary evidence

Documents from an investigation I did not personally conduct can be notarized only if the signer appears before me and I can verify their identity and willingness — the same rule that applies to any notarization.

How It Works

  1. Investigation or document review. I complete the investigative work, or review a statement/report you provide.
  2. Affidavit drafted. The findings are put into affidavit or sworn-statement form.
  3. Signer appears in person — at any location — with valid photo ID.
  4. I administer the oath and notarize the signature under my Florida commission, on the spot.
  5. You receive the finished, notarized document, ready to file or submit to counsel.

Pricing & Next Step

Florida law caps the notarial act itself at $10 per signature — that's not where the value is. What you're paying for is the investigative work behind the affidavit and having one person, licensed for both roles, stand behind the whole document. Notarization is included at no extra charge on any SAS Intel investigative engagement; a standalone notarization of a report or statement I did not produce is billed as a short consultation plus the statutory fee.

FAQ

Is a notarized affidavit the same as testimony?

No. It's a sworn written statement made under oath, signed in front of a notary. It doesn't replace testimony, but it's frequently used to support a filing, a motion, or a settlement negotiation.

Can you notarize a statement from an investigation someone else conducted?

Yes, as long as the signer appears before me in person with valid ID and is signing willingly and knowingly.

Is this the same as a loan signing?

No — loan signings are a separate, high-volume real estate service. This page covers sworn statements and affidavits tied to investigative and legal matters.

Do you serve areas outside Orlando?

Yes, throughout Central Florida, including Winter Garden and Horizon West, with travel further available on request.
